According to CNN - America's homes are getting EVEN BIGGER! With the younger crowd getting pushed out of being able to buy new homes, the record high for larger homes being sold can pretty much be accompanied by the fact that previous home owners are still upgrading. average home size 30 years

In some places like DC, Maryland, and Northern Virginia, mini mansions are still popping up all over the place!

So if you aren't one of these previous home owners that can afford an upgrade at the moment, what are you supposed to do? Our suggestion - find that gem of a home that might not be a new build, and might need a little TLC but can still give you exactly what you are looking for.

One thing that I absolutely love about older homes is finding those built in shelves that have been a part of the homes character from the beginning! Although some might not be as stunning when you see them at first, it doesn't take much to make built in's stand out and shine!

You'll notice most placements of built in's in older homes have amazing placement like the one above. It's a great use of what might otherwise be a wasted space.

They also serve an awesome purpose as well! Although it may not seem apparent that open shelving great storage, there are great ways to store items without them being a distraction to an eye. A cute basket can be great visually and also hide away things!

Zillow Pocket Listings

Zillow is at it again! Finding great ways to make life a little easier and a lot more fun when it comes to home searching. They have a "coming soon" feature for brokers and agents that you won't want to miss! zillow

Florida is Hitting the Map!

With the summer sunshine out and about, people are packing up there things and heading to the beach! This year, Florida is the place to be. So much so that you might not want to just pack a suitcase, but consider packing up all your things! There are times we have built a deck or added a fence onto a home to give that extra space a little updgrade and show off all it has to offer. According to Housing Wire there are some great profits to be had in certain areas! Even with the market being slow and the values of homes taking a while to appreciate, if you are smart at what you are doing and staying ahead of the game, you have a shot.

Can you afford a new home?

There's been news around the world stating that it's too hard for the Millennials to purchase a home because of debt, not having enough credit, and/or not being able to come up with the heft down payment it takes to get your foot in the door! Many of these young buyers are being squeezed out of the market by those who have what it takes to impress the banks and the sellers. Even though many people state that the Millennials enjoy renting instead of buying due to constantly being on the go and moving around often, according to a Fannie Mae survey - 90% say they'd rather own then rent!

So can you afford a new home? The best place to start is by gathering up your finances. Make a spreadsheet of what goes in and what comes out. Figure out how much you are paying for rent and see if that's enough to cover your monthly payments for a home. If you're not sure how to figure out what home you can afford there are plenty of mortgage calculators online to help you out with that.

If you feel like you can't come up with a hefty down payment, there are options! There are plenty of government programs that will get you into a home with a low down payment or no down payment cost! Do your research and come prepared when talking to a bank about a loan. Look up sites like FHA and HAMP to see what they can offer you when purchasing your new home and know that just because you are getting an FHA approved loan does not limit you to what neighborhoods or areas you can purchase in.

Most Millennials debt is due to student loans which can get pretty large if you went for your masters. Don't let these debt's hold you back from owning a new home. While the Real Estate world is working on a system to make this process a little easier to get a loan without crashing the market, there are also government programs to help consolidate and loan forgiveness options to make sure you aren't paying more than what your income can handle. Although this won't take the debt away, it will help lower your payments which can give you a little more room in your monthly payments towards a new home.

With the signs of the housing market finally recovering, there are still some issues that seem to be facing home buyers that might soon be fixed! It might not be as a hard as it has been to access the credit you need to purchase a home, which has been holding back a lot of activity in the real estate world as well as other parts of the economy.

According to CNN the FHA and FHAH took important steps to make sure responsible credit worthy homeowners were able to obtain a loan without repeating history where home buyers were given credit they shouldn't have been approved for.

Hardwood vs Laminate

One of the must haves on our list when we are updating a home is hardwood floors. If the home currently has hardwood floors than it's just an easy refinish, but if it doesn't then it's on our list o be put in! While most renovators would choose a laminate due to it being budget friendly, we prefer hardwood. Here's a few reason's why:

Although laminate is cheaper and easier to install, hardwood floors are easier to repair. So if any damage were to happen afterwards, it's not the end of the world! It's a pretty easy fix and most homeowners can easily do it themselves which will save some money when it comes to labor.

It will last you a lifetime. Literally, hardwood floors life expectancy is up to 75 years where laminate may last you about 20. For a difference in around $3 per square foot, I think it's worth the end result to put the extra money out there and get hardwood upfront. It'll help with resale value as well.

They are beautiful! Even the cheaper hardwood floors are gorgeous and there are plenty of choices. You can choose between solid wood, engineered wood, unfinished, prefinished, and that doesn't even cover the types of wood.
